Welcome to Methven Central Apartments!
We’re really proud to have created a cozy retirement haven of six independent living apartments nestled right in the heart of our little town with the biggest heart.
Every time someone steps inside, their first words are about how spacious, quiet, sunny and warm it feels. They then wander to the massive sliding doors to take in the mountain views, and often find themselves saying “I could live here”.
If you’re considering downsizing, this retirement option is not about giving anything up
– it’s about making life easier because you deserve to spend every day exactly how you want.
Maybe you’ll start one morning with a quiet cup of your favourite tea, and the next, you’ll be bouncing out of bed to visit your grandchildren. Perhaps you’ll lend a hand to one of our incredible local volunteer organisations, making a real difference in this town.

FAQs
ARE METHVEN CENTRAL APARTMENTS A REGISTERED RETIREMENT VILLAGE?
Yes! We’re proud to have secured registration as a retirement village according to the Retirement Villages Act 2003.
WHAT IS THE CODE OF PRACTICE?
Like all registered retirement villages we’re required to observe the rules within their Code of Practice within their pre-determined minimum standards for operating a retirement village. We’re happy to provide this to you on request.
WHAT IS A LICENCE TO OCCUPY?
Like most retirement villages in New Zealand our apartments are available via the Licence to Occupy model. Some villages call this an Occupation Right Agreement (“ORA”). The ORA provides you with the right to occupy your apartment at Methven Central.
An ORA does not provide you with a title of property but with the right to occupy your apartment and to access village facilities.
There’s a lot to understand about this, we advise you to talk to your solicitor to fully understand the ORA before you sign up with us.
WHO AND WHAT IS A STATUTORY SUPERVISOR?
IS THERE A WEEKLY FEE AND WILL MY WEEKLY BASE FEE CHANGE?
Apartment residents are required to pay a weekly fee which is a contribution toward the general costs of operating the Village. The weekly fee is the resident’s contribution towards the operating expenses of the Village such as rates, building insurance, exterior maintenance, management, operation of the community facilities.
For the entire time you occupy an apartment or care suite your weekly village fee will increase with effect from 1 April in each year. Such increase will be by the same percentage as the percentage change in the NZ Super Rate which takes effect from 1 April in that same year.
Serviced Studio Apartment residents weekly fee will depend on the care package the residents requires. Details still to be confirmed.
Can we come and go as we please and leave our apartment unattended while we're away or on holiday?
Absolutely! You’re free to come and go as you please, that’s one of the many bonuses to a lock up and leave lifestyle. Whether it’s a long weekend getaway or a long holiday, you can enjoy your travels knowing your home is secure and garden is cared for.
WHAT IS THE DEFERRED MANAGEMENT FEE?
A deferred management fee is a cost you pay when you leave a retirement village, rather than when you move in. It helps cover the ongoing management and operation of the village and its community facilities, administration costs, sale and refurbishment costs and costs of legal compliance for the village.
Think of it as a delayed payment for the services and upkeep that make your time at the apartments comfortable. Instead of paying for these costs monthly or annually the fee is deducted from the amount you (or your estate) receive when your apartment is resold.
At Methven Central, a resident’s Deferred Management Fee for the apartments will be a maximum of 24% of the original purchase price.
It’s important to read the contract carefully to understand exactly how this fee works and what it covers. We will provide you with this information prior to signing any contract.
We are built by and owned by our community. This means that all the fees received by Methven Care Trust remain in our wonderful little community to fund the operations and any future development at Methven Central.
ARE THERE OTHER COSTS I SHOULD KNOW ABOUT?
For your peace of mind it is important to have certainty regarding your living costs.
If Methven Central provides care services or additional services to you that aren’t included in the weekly fee you will be charged for those.
When the ORA is terminated, the village accepts total responsibility for undertaking the refurbishment, marketing and on-sale of your villa, apartment or care suite, except in circumstances where there is damage to the villa, apartment or care suite caused by you and such damage is not attributable to fair wear and tear. The refurbishment, marketing and on-sale costs are covered by the Deferred Management Fee.
Also it is important to know that following termination of the ORA and the on-sale of the villa, the village will pay the resident the exit payment, this being the entry payment less the Deferred Management Fee, plus any outstanding weekly village fee, additional services fee and care services fee. The exit payment will not decrease further if the apartment, or care suite is sold for a lower price than what you paid when you entered the village.
IF I LIVE IN AN APARTMENT, DO I GET PRIORITY ACCESS TO THE METHVEN CENTRAL REST HOME?
Yes! If you need to transfer to a Serviced Apartment from an independent living apartment, you’ll be able to use your apartment equity to purchase a Serviced Studio Apartment. You will be able to move into your Serviced Studio Apartment whilst you’re waiting for your apartment to resell, subject to availability.
